As your Property Management Firm we will:

Assist the Board of Directors in a competitive bidding process for non-

emergency services, and provide input in selection of contractors and

vendors.


Obtain from each contractor relevant certificates of insurance and licenses.


Perform regular site inspections in order to maintain a satisfactory knowledge of the condition of the property and performance of the contractors.


Receive service requests for repairs or maintenance of property and report trends in service requests to the Board of Directors.


Advise the Board of Directors of major problems or trends in maintenance service requests as they occur.


Arrange for prompt and satisfactory response to emergency service

requests.


Provide and monitor our 24-hour emergency telephone service.

We provide your community with Financial Management Services:

Assist the Board of Directors in a competitive bidding process for non-

We can provide your community with legal representation:

Assist as necessary to initiate required legal action consistent with the Association's By-Laws, Covenants, Conditions and Restrictions.


Universe Consultant, Inc. is experienced and knowledgeable and is able to carry out the Eviction process. For assistance, call our office.

 Our Administrative Staff is ready to:

 Receive and investigate significant complaints regarding rule violations, and report all such violations for appropriate follow up.


Assist and advise in the preparation of general correspondence between residents, owners, contractors, etc. We will keep a record of all correspondence received or issued.


Assist in the procurement of insurance coverage, as well as the processing of insurance claims.


Attend and assist in coordinating general membership meetings, including the Annual Meeting.



Perform background checks on all buyers and/or renters.

Carry out all duties required by the association prior to closing on a unit; estoppel letters, condo questionnaires,

application fees, background check, etc
